<p>This house was originally listed at $249,950 and we ended up at $188,000!! It has three bedrooms, three bathrooms, but the really amazing feature is that it has 3,700 square feet! The entire third floor is a bonus area that may be turned into the pool/card room. In addition, there are two large living areas on the first and second floor. I love working on with these type of buyers who end up in homes they can be happy in for many years! Congrats!</p>

<p>The Cherry Creek North Business Improvement District (BID) broke ground on the new improved design for Fillmore Plaza, which will enhance pedestrian, event and retail activity on that block, and have a major positive impact throughout the entire District. Upgraded features include special trees and landscaping, lighting, environmental graphics, street furniture and a central canopy-like shade structure. Fillmore Plaza will serve as a major gateway into Cherry Creek North from the District’s south side, allowing both cars and pedestrians to access the District from 1st Avenue. In addition, the new space will be closed off throughout the year for events such as the Cherry Creek Arts Festival, Cherry Creek North Food &amp; Wine, and other community activities.</p>
<p>“We are very pleased with the way this evolved,” said CCNBID President Julie Bender. “So many people were passionate about an outcome for Fillmore Plaza which would work for all interests. There was a great deal of conversation and creative thinking, which led us to a solution that is going to benefit businesses, shoppers, neighbors, and visitors alike.”<br />

<p>The new design has received widespread support from the community. The plan was initially approved by the BID Board in early 2010. The BID then facilitated an almost year-long collaborative discussion with the many stakeholders including BID constituents, the City of Denver, Denver City Councilwoman Jeanne Robb’s office, and surrounding neighborhoods. Last year, it received majority support from registered neighborhood organizations such as Cherry Creek North, Cherry Creek East, Country Club and Capitol Hill Neighborhood Associations. At its January 10, 2011 meeting, the Denver City Council unanimously approved an Intergovernmental Agreement (IGA) between the City and County of Denver and the BID, which cleared the way for improvements to begin. The design and construction costs are paid for by the BID. There are no City funds involved.</p>
<p>The Fillmore Plaza upgrade is the final step for “The New North,” an $18.5 million renovation of the entire District. The construction on the entire project began in March 2010 and was substantially completed in October 2010. Recent improvements included new landscaping to beautify the area and conserve water, new lighting for safety and energy conservation, better identity and wayfinding, 20 new Art and Garden spaces and upgraded infrastructure. It is the first major renovation to the area since 1989. In addition, the City of Denver included the District in their transition from parking kiosks to new customer-friendly Smart Meters last year.</p>
<p>Design Workshop and CommArts served as the project’s architects and landscape designers, Nolte and Associates handled program and construction management and the Weitz Company served as the general contractor for “The New North” project. Work on Fillmore Plaza will begin in February and the planned completion date is in time for the 2011 Cherry Creek Arts Festival in July.</p>

<p>The  suburbs are getting a taste of the city as several Denver-area builders  develop single-family homes on alley-loaded lots. Such lots allow  builders to tuck garages behind houses, leaving the front free for  porches and other design features.</p>
<p>A few years ago, the most successful new housing developments in  metro Denver offering homes on alley lots were at infill locations such  as Stapleton and Lowry.</p>
<p>Builders rarely constructed single-family homes on alley lots in the  suburbs, preferring front-loaded lots where they could offer traditional  floor plans, said Mike Rinner, executive vice president of The Genesis  Group, an Englewood-based market research and analysis firm.</p>
<p>At least four companies are building alley-loaded projects in the  suburbs, including Upland Park in The Meadows by Richmond American  Homes, Spaces at the Ranch by Shea Homes, Idyllwilde by KB Home, and  Tuscany Trails by Standard Pacific.</p>
<p>&#8220;It allows us to build a little bit smaller homes in higher-density  areas,&#8221; said Rusty Crandall, president of KB Home Colorado. &#8220;People seem  to be intrigued by the design. The porches are across the whole front  of the house instead of the garages lining the streets.&#8221;</p>
<p>The Idyllwilde neighborhood in Parker lends itself to alley lots  because the community has an amenity package that includes parks, a pool  and clubhouse, Crandall said.</p>
<p>&#8220;Alley lots work great in communities that are master-planned,&#8221; he said.</p>
<p>Alley lots also allow builders to put more homes in a smaller area,  said Mike Davidson, marketing manager for Standard Pacific. And front  porches have become increasingly popular.</p>
<p>&#8220;It lets people get out in the neighborhood and be friends with the  neighbors,&#8221; Davidson said. &#8220;They can sit and watch the kids play in the  street. Stapleton and Lowry are great examples of where it&#8217;s worked.  That trend is just spreading out into the suburban areas.&#8221;</p>
<p>Since the market collapsed in late 2008, builders have focused on boosting sales with affordable homes.</p>
<p>It&#8217;s a trend that has continued with building on alley lots, with  companies decreasing the amount of square footage they&#8217;re offering to  accommodate small yards on the sides of the houses.</p>
<p>&#8220;If you look at today&#8217;s homebuyer, it&#8217;s different than that prior to  2005,&#8221; said Zane DeHerrera, spokesman for Richmond American Homes. &#8220;The  McMansions are gone for now. They&#8217;re looking for homes that are smaller  and more affordable.&#8221;</p>
<p>Buyers also are looking for more livable homes. Gone are the formal  living and dining rooms, replaced by more open floor plans that allow  for flexibility in the use of space.</p>
<p>&#8220;The streetscapes really provide a unique and distinct community in a  charming neighborhood,&#8221; DeHerrera said. &#8220;It doesn&#8217;t become a  cookie-cutter community.&#8221;</p>

<p>More  than 25,000 Colorado homes are expected to sell at foreclosure auctions  this year, but only about one in 10 auction sales have gone to outside  investors in recent weeks.Lenders are taking back the bulk of homes, leaving them on the hook  for a raft of expenses to repair, maintain and eventually sell the  properties.</p>
<p>And the lender-owned, or real-estate-owned, properties can sit empty  for months, driving down surrounding homes prices and blighting  neighborhoods.</p>
<p>&#8220;It would be in the best interest to get the home into the investor&#8217;s  hands as quickly as possible,&#8221; said Ryan Lantz, managing director of  Claremont Information Systems, which tracks foreclosure and residential  real estate data.</p>
<p>The cost of carrying an REO home is not insignificant, about 1.5  percent per month of the total mortgage amount by some estimates, Lantz  said.</p>
<p>Closing costs ranging from paperwork to commissions can consume 10  percent of the selling price. And when prices are falling, lengthy  delays can leave lenders getting significantly less than a sale at  auction.</p>
<p>Investors have a motivation to sell or rent the home quickly because  failing to do so will hurt the returns they earn. That quick turnaround  benefits neighborhoods by getting homes occupied and easing the downward  pressure on home prices from vacancies and decay.</p>
<p>Claremont&#8217;s numbers show 293 home sales so far in the fourth quarter  to outside investors in the 10-county metro area, compared with 2,898  homes offered at public-trustee auctions.</p>
<p>Lenders can determine who gets a home in foreclosure based on what  they bid. Most bid the unpaid mortgage amount, plus delinquencies and  fees tied to the foreclosure.</p>
<p>Given that so many homes in foreclosure lack any equity, that formula  keeps investors away. Lenders who want to sell a home usually set their  bid close enough to the market price to draw a buyer, taking the hit.</p>
<p>&#8220;Banks are not pricing these things to sell them at the auction,&#8221;  said Rick Sharga, a senior vice president with RealtyTrac, a California  provider of foreclosure data.</p>
<p>Sharga said his analysts think the only logical explanation for  above-market price bids is a change in accounting rules following the  financial crisis.</p>
<p>Banks don&#8217;t have to record their assets at market value, so by bidding high, they can delay taking write-offs and losses.</p>
<p>&#8220;The lenders wouldn&#8217;t have to write down the value of these assets until they resold them,&#8221; he said.</p>
<p>Owning the properties gives lenders more control over when they  recognize a loss, making it easier to meet quarterly earnings targets or  comply with regulatory requirements, Sharga said.</p>
<p>But Mike Rosser, a lending industry veteran, said the delays also  reflect a desire to avoid dumping too much inventory into an already  strained market and a hope that housing markets will improve.</p>
<p>&#8220;It really becomes an issue of whether you are going to make money by  holding or whether you do a massive dump on the market,&#8221; he said.</p>
<p>Home prices nationally have rebounded above the lows they hit in the  spring of 2009, according to the S&amp;P/Case-Shiller Home Price  Indices.</p>
<p>But they have started falling again in recent quarters, adding to the risk of a strategy that delays a sale.</p>
<p>There are other more technical explanations. Lantz said that in cases  where mortgages are securitized or sold as bonds, the trust documents  sometimes don&#8217;t allow underbidding the loan amount, even when in the  investors&#8217; best financial interest.</p>
<p>&#8220;There is no decision-maker guiding the process,&#8221; he said.</p>
<p>Colorado changed the foreclosure rules in 2008 to make it easier for  an outside bidder to purchase a home by eliminating a redemption period  during which a borrower could reclaim a home after it sold at auction.</p>
<p>Borrowers, in return, received more time before the foreclosure sale to catch up on their delinquent payments.</p>
<p>Initially, the share of homes going to investors shot up, and the  homebuyer tax credits in late 2008 and early 2009 gave investors an  added incentive to participate, said Jon Goodman, an attorney with  Frascona, Joiner, Goodman and Greenstein in Boulder.</p>
<p>&#8220;Lenders pretty clearly understand that at the right price it is  better to be cashed out at the foreclosure auction than to have to deal  with one more REO property, but lenders also don&#8217;t want to give away the  farm,&#8221; said Goodman, who has represented investors, lenders and  borrowers, and has also invested directly in foreclosures.</p>
<p>When the homebuyer tax credit was in place, investors stepped up  their pace, buying more than 15 percent of homes sold at auction in the  metro area, according to Claremont&#8217;s research.</p>
<p>Some of those investors were stung when buyers disappeared after the  credit went away in April and home prices dropped sharply, Lantz said.</p>
<p>&#8220;We used to have 75 to 80 people coming to my sales every Wednesday,&#8221; said Carol Snyder, Adams County public trustee.</p>
<p>At a sale earlier this month, only two bidders showed up, something  Snyder attributes to a tightening in credit lines that banks provide  investors. Outside buyers at foreclosure auctions in Colorado must pay  cash.</p>
<p>Lantz disagrees. If lenders priced properties attractively, investment money would find its way to the auction markets.</p>
<p>But those markets must be free and rational, and, so far, foreclosure  sales appear to be operating more on a mind-set of &#8220;extend and  pretend,&#8221; Sharga said.</p>
<p>To back that up, he notes that lenders are slowing the process down even more by postponing auction dates.</p>

<div id="articleBody">ASPEN, Colo.—Ringo Starr and his wife have put their cabin near Aspen up for sale for $4.5 million.The three-bedroom cabin in Woody Creek is set on 16 acres with frontage on the Roaring Fork River.</p>
<p>Real  estate agent Joshua Saslove told The Aspen Times that the Beatles  drummer and wife Barbara Bach love the property but haven&#8217;t visited the  3,200-square-foot home enough over the years to justify keeping it.</p>
<p>Saslove described the property as a &#8220;boutique ranch on the river&#8221; and said Starr bought it 20 years ago.</p>
<p>It  will only be shown to potential buyers deemed to be qualified and won&#8217;t  be listed on the normal real estate listing service.</p>

<p>Homeowners who delayed locking in super-low mortgage rates — close to 4 percent for a 30-year fixed — may have waited too long.</p>
<p>Rates are creeping back up, in part because of the tax-package deal  in Washington. Now, those in the market to buy or refinance have to  decide whether to take what&#8217;s available or wait — and run the risk that  rates will keep rising.</p>
<p>Freddie Mac, the government-backed company that buys and sells  mortgages, said Thursday that average rates on 15- and 30-year  fixed-rate loans increased sharply from last week. It was the fourth  straight weekly rise. Fixed rates had been the lowest in decades.</p>
<p>&#8220;People thought for a while that rates would fall below 4 percent,  and they hedged on that,&#8221; said New York mortgage broker and banker  Andrew Toolin, who had just been on the phone with a client who is  paying 5.875 percent.</p>
<p>A month ago, the client passed on what now looks like a  once-in-a-lifetime opportunity: the chance to refinance at 4.125  percent. That would have put $321 more in his pocket each month.</p>
<p>He held out, thinking he could do even better. Now the rate is up to  4.75 percent. He could still shave money off his monthly mortgage  payment but not nearly as much — about $229.</p>
<p>&#8220;He&#8217;s wondering if he should wait for rates to go back down,&#8221; Toolin said.</p>
<p>Rates are rising because they tend to follow the trends set by  government bonds, especially the 10-year Treasury bond. Investors are  selling those bonds, causing their interest rates to rise, because of  the deal President Barack Obama and Republicans reached to hold off tax  increases in 2011 and 2012 and cut taxes for most Americans.</p>
<p>The average 30-year mortgage rate  rose to 4.61 percent from 4.46  percent last week. It hit 4.17 percent a month ago, the lowest in 40  years of record-keeping.</p>

			<content:encoded><![CDATA[<p>I had the pleasure of volunteering at<a href="http://www.soallmayeat.org/index.html" target="_blank"> SAME Cafe (So All May Eat)</a>. Here&#8217;s a brief description of the organization;</p>
<p>The intent of SAME Cafe to build a healthy community by  providing a basic need of food in a respectful and dignified manner to  anyone who walks through the door.</p>
<p>SAME Cafe is unique in the lack of a set menu as well as  set prices. Daily selections are made using fresh, organic ingredients,  and funded by the donations of patrons.  Instead of a cash register,              a donation box is available for one to pay what they felt  their meal was worth, or to leave a little more and help out someone  less fortunate.  If a diner does not have sufficient money to leave,  they are encouraged to exchange an hour of service. Their philosophy is  that everyone, regardless of economic status, deserves the chance to eat  healthy food while being treated with dignity.</p>
<p>I volunteered with some members of the <a href="http://www.yacenter.org/about-us/youth-board.html" target="_blank">Youth Advisory Alumni</a> from the <a href="http://www.yacenter.org/" target="_blank">Young Americans Center For Financial Education</a>. We volunteered from 12:30 to 3 working alongside the founders, Brad and Libby Birky. While I do love cleaning, I had no idea that when I volunteered to wash dishes that I would be washing dishes for two straight hours! Please don&#8217;t get me wrong. I actually loved it. I just couldn&#8217;t get over the constant stream of patrons and the turnover of all the plates, mugs, cups and utensils.</p>
<p>I had so much fun watching all of the different guests. There was everyone from neighborhood friends of the cafe, families, those in need and even a few business meetings. <a href="http://www.soallmayeat.org/index.html" target="_blank">SAME Cafe </a>if truly an inspiring organization with huge outreach and support for the community.</p>
<p>After closing the doors at 2pm, we started helping with wedding preparations. Yes, <a href="http://www.soallmayeat.org/index.html" target="_blank">SAME Cafe</a> was hosting a wedding reception for a couple who met on-line. From what I understand the bride was a food blogger and for their first date they went to SAME Cafe. Three years later, they are married!</p>
<p>It&#8217;s a small world, because one of the owners, Libby and I spent half an hour setting up the dining room and arranging the place settings. Could not have been more fun! Here are a few pictures before I left.
