2010 Awards and Highlights

It’s difficult for me at times to toot my own horn, but here goes …

As as reflect over the last year I am honored to be voted as one of the Top Realtors in Denver as voted by the readers of 5280 Magazine. This was especially exciting  for me because past clients voted me. I have built my business on catering to the needs of my clients while delivering exceptional service. This recognition solidified for me that I am accomplishing the goal that I set out to achieve with each and every one of my clients.

In another venue, I had a listing featured on HGTV’s My First Place. I had the listing on the market for 8 hours when it sold for full price!!! Although the property sold over a year ago, the episode just aired. While I don’t make an appearance in the show, I am so proud to have one of my homes on the national stage. HGTV actually films many of their shows. If you are interested it buying or selling a home in the future and would like to be featured on one of their shows, I can absolutely help you.

12 Hidden Costs of Home Ownership

As spring gets underway, many Americans will be looking to take advantage of the lower real estate prices and attractive mortgage rates. Not all of the costs associated with home ownership are reflected in the listed price. Following are 12 hidden costs of owning a home.

1. Home inspection: Since a home purchase is likely the largest financial investment of your life, it’s a good idea to have it professionally inspected.

2. Pest inspection: Buyers should consider obtaining a separate inspection for wood-destroying insects, such as termites.

3. Appraisal fees: Before you can purchase a home, your lender will require you to have the property valued by a professional real estate appraiser.

4. Closing costs: When you arrive to sign your closing documents, be prepared to pay thousands of dollars in associated fees.

5. Moving expenses: Buyers face an additional wave of costs once their home purchase is complete. Moving is a significant expense, particularly across country.

6. Furniture: The beds, lamps, and tables often needed to furnish additional rooms can add up quickly.

7. Property taxes and homeowners insurance: Your monthly mortgage payment includes more than principle and interest. It will also reflect property taxes and insurance premiums.

8. Supplemental insurance: Consumers who buy homes in areas exposed to flooding may have to purchase supplemental insurance.

9. Homeowners Association/Condo fees: Specific developments charge HOA fees for services such as lawn mowing and snow removal.

10. Utilities: Keeping your house warm in the winter, cool in the summer, and the water running can be a significant expense.

11. Ongoing maintenance: Big yards can also be expensive to maintain, and maintaining your home’s exterior even more costly.

12. Repairs: Surprise expenses can break a budget, such as paying plumbers, appliance repairs, electricians, etc.
